Avalon Inspections Introduce
For individuals and families across Georgia, buying a home is one of the most significant financial and emotional investments. Ensuring that your potential new home is safe, structurally sound, and free of hidden defects requires the keen eye and specialized knowledge of a professional home inspection service. Avalon Inspections, based in McDonough, GA, presents itself as a key resource in this process, offering detailed home inspections intended to give buyers confidence and a comprehensive understanding of their property.
The company and its inspectors, such as those mentioned in customer feedback like Dusten, are often praised for being incredibly thorough, knowledgeable, and professional. Positive reviews highlight the inspectors' attention to detail, their ability to explain complex issues in a clear manner, and their commitment to client education, which helps new homebuyers navigate the often-stressful purchasing process with greater ease. The goal is to make the inspection process stress-free while delivering a full picture of the home’s condition.
However, it is crucial for Georgia homeowners, especially those dealing with older or historic properties, to be aware of the full spectrum of experiences reported by the local community. While many praise the meticulousness and detail, there are instances where sellers, in particular, have expressed concerns regarding the findings in the final reports. Some reviews point to reports that may contain exaggerations, misrepresentations, or misunderstandings of pre-code conditions in older homes, which can potentially derail a sale or inflate perceived repair costs significantly. Examples cited include incorrect assessments of electrical amperage, misidentification of functional elements like GFCI outlets, and incorrect classification of pre-code structures as immediate safety hazards. This suggests that while their detailed approach is a highlight for many buyers, those involved in pre-code or historic property transactions in Georgia should exercise caution and strongly consider obtaining a second opinion to ensure all findings are accurately contextualized.
Ultimately, Avalon Inspections positions itself as a thorough provider utilizing advanced techniques, but Georgia clients should evaluate their reports critically, especially when dealing with unique or historic homes common in many parts of the state.

Avalon Inspections is a top choice for Georgia homebuyers, especially those focused on a detailed, technologically advanced assessment of a property. The key reasons to choose this company center on the peace of mind offered by their thorough methodology. Their dedication to utilizing thermal imaging on every inspection provides an advantage, allowing them to uncover hidden issues like moisture intrusion or insulation problems that are particularly relevant in Georgia's humid climate.
The personalized, educational approach—where inspectors take the time to explain their findings—is invaluable for first-time buyers or anyone seeking a deep, confident understanding of their investment. However, for those buying or selling older, pre-code, or historic homes in Georgia, the value of choosing Avalon Inspections lies not only in the detail but also in the understanding that their reports may require careful, informed review. While their diligence in flagging every issue is commendable, it is recommended to engage with a second, specialized opinion for pre-code homes to ensure the flagged items are accurately classified as safety hazards versus non-compliant, yet safe, historical structures. This dual-check approach leverages Avalon's thoroughness while mitigating the risk of misrepresentation in unique properties.

Avalon Inspections Reviews
We had an amazing experience with Dusten. He was incredibly thorough, knowledgeable, and took the time to explain everything in detail. His attention to detail gave us so much confidence in understanding the home we’re buying. On top of that, he was kind, professional, and very easy to talk to, which made the whole process stress-free. You can tell he genuinely cares about his work and his clients. I would highly recommend him to anyone looking for a reliable and thorough home inspector!
October 01 · Kayleigh HallIt looks like this company has some good reviews, and I mean no disrespect to those who had a positive experience, but I suspect there are quite a few sellers who have been left high and dry after their home was inspected by Avalon for a buyer.I recently had Avalon inspect my home. While they did catch a few legitimate issues, which I will address, most of the report was exaggerated, misleading, or just plain wrong.Because my home was built in 1938, many of the items flagged as “safety hazards” were actually pre-code conditions. Instead of noting this, Avalon’s report painted the house as unsafe and suggested $30–40k in “repairs.” This misrepresentation shook the buyer’s confidence and ultimately derailed the sale.On top of that, several findings were factually incorrect:A GFCI they said wouldn’t reset worked fine when tested. They knocked loose my condensate line during the inspection. They tagged my HVAC vent pitch as “incorrect” even though the system has a draft inducer motor and was properly installed. They told the buyer I had only 100-amp service when the house clearly has 200-amp service, plus a separate 100-amp panel in the garage. I don’t understand how such an obvious mistake could be made.I could go on, but you get the Point. After the inspection, the inspector also left a huge mess in the hallway from going in and out of the attic — apparently cleanliness is not a priority for this company. The end result was a report that hurt my sale, inflated repair costs, and created fear where none was warranted. If you are buying or selling a historic/pre-code home, I strongly recommend getting a second opinion before relying on Avalon. You might just miss out on a wonderful home based on a false narrative.
September 15 · Robert EubanksSerious Health & Safety Issues – Do Not Use This CompanyI’m incredibly disappointed with Avalon and feel compelled to warn others. Shortly after moving into the home, I discovered visible mold in an obvious area—something any competent inspector should have caught. This is a serious health hazard, and yet it was completely overlooked. When I contacted Avalon, they brushed off the issue and sent me warranty paperwork for appliances—completely ignoring the mold. I was told to sign up for their warranty program, only to be told later that since I had already closed, there was “nothing they could do.”It gets worse. I later discovered the dishwasher had burned blades, which was never disclosed, and the home had malfunctioning wiring—another safety hazard that should have been identified and addressed prior to closing, sinks overflowing under the cupboards, and constant dripping from multiple faucets.Their lack of accountability and unwillingness to address these dangerous and costly problems is unacceptable. I will be consulting with a lawyer. Because the inspection that was completed could have been done by a 5th grader.Do not use Avalon. They failed to protect me as a buyer, ignored multiple safety concerns, and now refuse to take responsibility. I’m sharing this in hopes they will finally take this seriously and make it right—but more importantly, to prevent others from going through what I did.
